Contract Confusion

On top of receiving news that we owe $1400 in taxes (YUCK), we received a phone call today from our SR informing us that he is having trouble getting our contract approved because apparently they are selling more homes than originally anticipated or something.  To make a long story short, they are "taking back" some of their incentives because of this.. WHAT...??????????  How is this even possible or right?  My husband asked for all of this in writing and wanted to talk to our realtor to get more information.  It makes me weary to even continue this process with Ryan Homes.   From reading other RH blogs, our incentives were comparable or seemed almost standard.  Needless to say, it's been a bad week for news.

  1. Have you already signed the contract? If you have, I don't see how they could take anything back.

    1. Contract was signed 2.5 weeks ago.. I don't understand how this is even legal.. apparently our SR has to then send it for "approval" ? I'm not understanding the case and that's why we asked for him to put what he was telling us in writing.

      Very upset about it nonetheless.

    2. If the contract has been signed I really don't see how they could legally change anything in it. I'd definitely talk to someone about that!

  2. Oh, that's awful! I don't think they can even do that. Something doesn't seem right. Smart move getting it in writing.

  4. Oh no! That is definietly not the way you want to start this process. Sorry you're going through this. It does not sound right to me that they would "take back" offered incentives for those who have already signed contracts so definietly get to the bottom of that one. And don't be shy about going to the Ryan corporate office - that's were all the decisions and determinations get made. I do know that after you sign your purchase agreement, it goes to a regional manager for approval but I didn't think they could change it like that.

  5. We are just about where you are in the process. Signed a contract, met with flooring, meeting with NVR today. I have heard that once they have sold a good bit they take the incentive opportunity/special away, but they certainly should not do that once you have already signed. Not a good start for you guys!

  6. If they want to take back some incentives, then I'd say I'm taking back my agreement to purchase until they agree to give you what they said they were going to give you.
